Property services and pricing.
Your recurring package fee depends on your housing type and size. The prices below show the monthly rate and the total you pay for three months in advance. We charge a fixed package fee rather than taking a percentage of your rental income.

Before you agree to the initial visit, we confirm in writing whether it is chargeable, the applicable charge and what inspection results you will receive. Any initial-inspection charge is separate from the recurring package fees. If we decline the assignment, a paid inspection includes detailed results; where the inspection was unpaid, we explain that the property condition is unsuitable for us to accept the assignment. There are no standalone inspection bookings.

Property: Example HDB four-room flat. Visit: Quarterly visible-condition review.
Observation 1, kitchen: A drip was observed at the sink tap after it was turned off. A real report would include a dated photograph and identify the location. Suggested next step: Ask the landlord whether to obtain a contractor assessment or quote. This observation does not establish the underlying cause.
Observation 2, bedroom: A mark was observed on the wall beside the door. A real report would include a dated photograph and, where earlier records are available, note any visible change. Suggested next step: Record it for the landlord to review; do not assign responsibility without supporting information.
Follow-up record: Note the landlord’s decision, any agreed action and its status. Additional attendance and third-party work are arranged separately.
Inspection findings are provided in a written report with dated photographs, subject to the agreed inspection and access arrangements. We confirm the report format and delivery method before the visit. This is a visible-condition record, not specialist structural or other professional certification.
What does agreed follow-up look like?
For example, if a leak is observed during a quarterly review, we document the visible issue and report it to you. You decide the next action. Any further coordination is agreed with you within the service scope; it does not include unlimited repair coordination.
If an additional visit is needed to meet a contractor or attend a follow-up appointment, it is arranged separately at S$120 per visit. Contractor assessments, repair work, materials and replacements are separate third-party costs. Repair costs and attendance arrangements require your agreement before proceeding.
INTRODUCTORY RECURRING FEES
15% off for up to six months.
Pay the applicable monthly rate × 3, every three months in advance.
Quarterly payment and cancellation: Pay three months in advance. Without payment for the next period, service does not continue. If you cancel during a prepaid three-month service period, the fees paid for that period are not refundable.
For example, HDB four-room is S$178.50 per month, so you pay S$535.50 upfront for each three-month period during the promotional period.
For packages signed by 31 December 2027. The 15% introductory discount starts on your package sign-up date and lasts for a maximum of six months, capped at two three-month payments per customer per property. Late activation does not extend the promotional window. It applies only to recurring package fees.
Each housing type shows the standard monthly price crossed out, followed by the 15% special-offer price. All special monthly prices and three-month payments shown already include the 15% discount. Expand a housing type for the standard fees after the promotion. The special three-month total applies to a full quarter within your promotional window; your invoice will confirm the applicable charges before you pay.
Example: sign-up date and activation date
If you sign up on 10 November 2026, the six-month promotional window runs through 9 May 2027. If service activates on 17 November 2026, the first paid three-month service period is 17 November 2026 to 16 February 2027. Activation does not move the promotion’s end date.
The promotion is capped at two three-month payments per customer per property. A service period crossing the promotion’s end date does not extend the discount. Your invoice will confirm the applicable promotional and standard charges before you pay; a full discounted quarter is not guaranteed where activation is delayed.
HDB room counts are flat types. Condominium and EC figures are bedroom counts.

The recurring package returns to the standard monthly fee, paid every three months in advance. The standard amounts are shown inside each housing type above.
The introductory discount applies only to recurring package fees. Additional visits, initial-inspection charges and third-party costs are charged separately without that discount.
Additional service visits
S$120 per visit
For example, complaint follow-up, an additional review visit or contractor attendance. Arranged separately.
Third-party costs
Charged separately
Contractor work, repairs, materials and replacements are separate costs where applicable. Repairs are performed by contractors, with relevant quotes, approvals, invoices and completion evidence retained.
Coverage and service limits
- Visits in North–South Line (red line) station areas.
- HDB, condominium and EC categories listed above. No landed properties or private homes above four bedrooms.
- Property visits are conducted between 9am and 9pm, by appointment.
- Daily tenant messaging, unlimited repair coordination and 24-hour emergency attendance are not included in the stated package.
