TERMS AND CONDITIONS

Terms and conditions.

Before signing, check what the service includes, when payments are due, how cancellation works and how property access is arranged. These terms explain those responsibilities; your package agreement will set out the terms that apply to your service.

The service provider is Adora Tan. For service or privacy questions, email adora.manage@gmail.com.

Service scope

An initial property-condition inspection assesses suitability before payment for the recurring package. Inspection and report arrangements, including any applicable charge, are confirmed before the visit. The recurring service includes one review inspection every three months, condition reporting, documentation of observed maintenance issues and agreed follow-up.

Additional attendance is arranged separately at S$120 per visit. Repairs are carried out by contractors. Daily tenant messaging, unlimited repair coordination, property sales, tenant sourcing and tenancy negotiation are not included in the stated package.

Visits cover North–South Line (red line) station areas. There are no standalone inspection bookings, landed-property packages or private-home packages above four bedrooms.

If you need a property agent, we can help you shortlist CEA-registered agents and coordinate property information or access with the agent you appoint. Tenant sourcing, rental negotiations and estate agency work are handled by that agent under a separate appointment, with fees agreed directly.

Our inspection and agreed property-support services are separate from estate agency work. CEA explains the distinction.

Payment terms

Pay the applicable monthly package rate × 3, every three months in advance. For packages signed by 31 December 2027, the 15% introductory discount starts on your package sign-up date and lasts for a maximum of six months, capped at two three-month payments per customer per property. Late activation does not extend the promotional window. Standard fees apply after the promotion ends. Your invoice confirms the applicable charges for the service period before payment.

The initial inspection takes place before payment for the recurring package. Once the assignment is accepted and the service agreement is signed, we issue the first invoice. Provide keys/access cards within seven calendar days after receipt of the first payment unless an extension is agreed in writing. Service activates once the inspection is complete, payment is verified and keys/access are received. The first paid service period starts on activation.

Pay by PayNow or bank transfer using the reference on the invoice. Payment is confirmed only after we verify that the money has reached our account. A transfer screenshot is not confirmation of receipt. Additional visits and applicable third-party costs are invoiced separately.

Overdue service invoices

Payment is due on the invoice date stated. Without advance payment for the next period, service does not continue. After a three-day grace period, late-payment interest applies at 10% annually, calculated daily, with a minimum charge of S$15 per overdue invoice.

The three-day grace period concerns late-payment charges and does not extend a prepaid service period. Interest starts on the fourth day after the due date and is outstanding principal × 10% × applicable overdue days ÷ 365. Charge the greater of S$15 or calculated interest once per overdue invoice. S$15 is not charged daily or added on top of interest. There is no compounding or interest on late charges. Partial payments reduce the principal. These terms concern service invoices, not tenant rent.

Voluntary cancellation

If you cancel during a prepaid three-month service period, the fees paid for that period are not refundable.

Record cancellation in writing, with digital signing where appropriate. A valid notice does not become ineffective solely because it has not been acknowledged. This voluntary-cancellation policy does not exclude statutory remedies or remedies for provider breach.

If we decline the assignment after the initial inspection, we provide the detailed inspection results where the inspection was paid for. Where it was unpaid, we explain that the property condition is unsuitable for us to accept the assignment. Any applicable inspection charge and report arrangements are confirmed before the visit.

Visits, rescheduling and access

Property visits are conducted between 9am and 9pm, by appointment. Inspections generally take around one hour, depending on the property’s size and condition.

An arranged inspection can be rescheduled twice. After a third rescheduling request, we may give written notice and arrange attendance with keys, including when the tenant is absent, only where the necessary landlord authorisation, tenancy access rights or tenant written consent and applicable notice terms allow it. Rescheduling does not create an additional right of entry.

Existing tenancy access arrangements must be checked. If access is expressly disputed, the matter is referred to the landlord for resolution rather than automatic entry. Tenants should secure valuables before a visit.

An ordinary visible-condition inspection is not specialist structural, electrical or other professional certification.

Access arrangements must follow the actual tenancy agreement. CEA’s tenancy template includes access by prior appointment; it is a guide for parties to negotiate, not a universal notice rule. CEA tenancy agreement guidance.

Common questions

Who is this service for?

Landlords who want documented property inspections and periodic reviews, including those overseas or unable to attend regularly. Visits cover North–South Line (red line) station areas.

Can I book a standalone inspection?

No. The initial inspection is part of assessing a property-services application, before payment for the recurring package. Before you agree to the visit, we confirm in writing whether the inspection is chargeable, the applicable charge and what inspection results you will receive. If we decline the assignment, a paid inspection includes detailed results; an unpaid inspection results in an explanation of unsuitability. Recurring service begins only after acceptance, a signed agreement, verified payment and the agreed access handover.

What does an inspection cover?

Visible property condition, dated photographs and a written report, including observed maintenance issues. We confirm the report format and delivery method before the visit. An ordinary visible-condition inspection is not specialist structural, electrical or other professional certification. See the fictional report example.

Does the service include repairs or daily tenant support?

Repairs are performed by contractors. The stated package does not include daily tenant messaging, unlimited repair coordination or 24-hour emergency attendance. Additional service visits, including contractor attendance, cost S$120 per visit. Third-party work and materials are separate.

How does the introductory price work?

Sign a package by 31 December 2027. The 15% introductory discount starts on your package sign-up date and lasts for a maximum of six months, capped at two three-month payments per customer per property. Late activation does not extend the promotional window. Pay every three months in advance; standard fees apply after the promotion. Each customer may use the promotion once per property.

Additional visits, initial-inspection charges and third-party costs are excluded from the discount.

This concerns the landlord’s tax records and is separate from our unsuccessful-enquiry retention period. IRAS rental-income guidance.
